Top 3 Secrets to Submitting a Winning Offer, this is need to know before you buy stuff! Does it feel like you aren’t even seriously considering homes in this market and are putting in offer after offer, even if it is not your dream home? =I represent so many Main Line PA buyers that are getting offers accepted and I have some tricks and tips to get your offers accepted. Some of these are pretty standard tips that most reputable realtors will offer. First is to have your financing in line and be preapproved , but even more so ask your lender to put you through the program so you are fully under written. This definitely put you in an advantage-for having a mortgage. Second, search for homes that are under budget. It might be really tempting to get excited with how much you qualify for, but consider that there are multiple offer situations right now and most buyers are going over ask. If you are searching for a home that is at the top of the budget, it might lose again in a bidding war. But if you’re staying under budget you might be able to offer more and went out the remaining bidsThird, this might sound silly, but don’t go see the home right away. Let it pan out over the weekend and if it’s still available you have a much better shot of it not going into a crazy multiple offer situation! sometimes properties come back on the market because of financing issues and those are great ones to see as well! Might not be the pretty shiny penny but we can have a good shot of in your offer acceptedyour ! Lastly, be flexible with the terms. Ask me about escalation clauses, appraisal contingency addendum’s and rent backs these are all key components to possibly winning!! Rent backs-If the owner needs to occupy the house longer or would like to move more quickly, these terms can be very attractive for sellers. In a constricted market like we have on The Main Line, if someone is moving and has not found a place yet, it can add a lot of stress. A buyer who is willing to be flexible stands a better chance at getting the offer accepted.
