First, consider that the housing inventory is lower in the Fall, but Fall buyers may also be more serious about moving. In The Main Line, inventory is even more constricted and demand remains high. Second, Consider that as we approach the holidays, selling slows down. If you are going to list this fall, be prepared to close in less than 60 days. As weather can be unpredictable and showings more difficult in winter, you want to list as soon as possible.
Now for my tips!

Fourth, Clean windows. This seems like it should fall in the category of inspect and repair, but really it comes down to light. Clean screens and windows so the light in the home is as bright as possible, especially with shorter days.
Lastly, price your home to sell. Your home is only as valuable as what buyers are willing to pay in the area.
