I represent Main Line sellers and I am here to stress to you that this October is a great time to list your home. First, consider that the housing inventory is lower in the Fall, but Fall buyers may also be more serious about moving. In The Main Line, inventory is even more constricted and demand remains high. You still have an advantage if you list your home at the correct price. I am a pricing expert in The Main Line and below you can reach out to get an accurate price in the October market. 

Second, Consider that as we approach the holidays, selling slows down. If you are going to list this fall, be prepared to close in less than 60 days. As weather can be unpredictable and showings more difficult in winter, you want to list as soon as possible. 

Now for my tips! 

First, photograph your home as quickly as possible. My team can get your home on the market usually in 7 days including photography And videography. We like to photograph a home early in the morning for the best light and prior to photos, we do a walk through for staging purposes. Second, be as descriptive as possible and transparent about the state of the home and the location. The Main Line is very desirable, but failing to disclose problems will prolong the sale of a home. Conversely, we like to play up your area. Are you close to waling to town , restaurants or coffee shops? Is your home an easy commute? These increase the value of your home more than you would think. 

Third, Inspect and repair for fall. Do you need the gutters cleaned? Are there a few areas that could use a touch up for painting? Is your landscaping appropriate for fall weather? These are all potential eyesores that could distract buyers. 

Fourth, Clean windows. This seems like it should fall in the category of inspect and repair, but really it comes down to light. Clean screens and windows so the light in the home is as bright as possible, especially with shorter days. 

Lastly, price your home to sell. Your home is only as valuable as what buyers are willing to pay in the area.
