Decorating to Sell: Why Staging Matters and When you Need Staging? Do you need to sell but are concerned that your decor will detract from your home value? I can tell you there are many different styles of home decor that people enjoy that are highly customized, and include hundreds of thousands of dollars of work, but are actually not the best for selling. My clients often ask about staging a home and truly home staging is not a zero-sum game where you have to move everything out to present your home more effectively. SO first, When I list a home, we go through the home together and make selective edits that my trained eyes know will make a difference in curb appeal. If your home is going to be going on the market for upwards of 2 million, AND your design is highly customized with finishes that are dated more than five years, we may opt for professional staging. I know what you are thinking, Kimmy, I love my design, we spent hundreds of thousands on this, five years was not that long ago, and so on, but the point of the staging is to present a blank canvas of design, not a heavily embroidered one. Buyers need to be able to emotionally connect with the home without connecting to the things in it, or being reminded too much of your presence or style.
Staging concepts are usually very neat and offer minimal distractions from the bones of the home. Our stagers are fast, professional, and you are also one step ahead of your move with a home staged. If you are downsizing you can also take advantage of this time to sell your things, deliver them to family members, or move them to your new home. Staging matters because it gives the buyer a chance to connect with your home, it gives you a chance to detach from your home, and it increases the likelihood for sale, for the highest price.
