3 Tips for a Top Offer

3 Tips for a Top Offer are here! Thinking about buying but worried your offer will not be accepted, or worse, you fall in love with a house, and your offer does not get accepted? Hi, I’m Kimmy Rolph and I represent Main Line PA buyers who have struggled as well. I have good news. There are many ways to get your offer accepted, that do not necessarily lead to more money down. Let’s go over some my top tips to get your offer accepted.

First, Obtain Pre-Approval for a Home Loan. In the current affordability climate, having a clear budget is vital. Collaborate with a reputable lender to get pre-approved for a home loan, which will provide a precise understanding of your borrowing capacity. A pre-approval not only boosts your financial confidence but also signals to sellers that you are a serious and qualified buyer, giving you an edge in multiple-offer situations.

Second, Craft a Fair Offer. While seeking the best deal is natural, it is essential to avoid submitting an offer that is unrealistically low. Extremely low offers might be perceived as disrespectful by sellers, potentially resulting in the rejection of your offer without any room for negotiation. Trust your agent’s expertise to help you arrive at a fair and competitive offer that considers market value while protecting your interests and satisfying the seller.

Third, and last, Rely on Your Agent’s Guidance During Negotiations. Unlike the previous housing boom years, today’s market allows buyers to have a bit more negotiating power. However, it remains crucial to have a home inspection conducted. Inspections unveil any existing or potential issues, providing you with valuable negotiating leverage. Lean on your trusted real estate advisor to strategize negotiation points, empowering you to make informed decisions and secure a favorable deal. My last closings for my buyers included inspections, and I do not recommend closing without them.

To navigate the competitive housing market successfully, team up with a seasoned real estate agent who possesses in-depth knowledge of both the local area and broader market trends. As you embark on your home-buying journey this season, partnering with an experienced real estate professional can significantly increase your chances of submitting a winning offer.
