10 Questions to ask when Interviewing a Listing Agent? Are you thinking about selling your Main Line home? Are you actively interviewing realtors? I represent sellers on The Main Line and I wanted to offer my perspective and share some of the best questions I have been asked, and recommend anyone ask a realtor looking to represent their home on The Main Line. First of all, consider what you are looking for in a realtor and what type of transaction best suits your lifestyle and six month plan. Most sellers want a realtor who is competent, responsive, someone who has a track record of success, is an expert negotiator, is tech savvy, and has a great team. Depending on your circumstances, you may also want to be able to sell your home in a short period of time, or be able to live in your home after the sale, if you cannot find another home in that time. This all makes a difference in choosing the agent that is right for you. Here are 15 of the top questions to ask an agent before listing with them.
- How long have you been in business? This question is important because you want an agent who has a proven track record and experience in selling in your area.
- Are you local to the area? Locals understand the market. A non local might not understand and represent all that makes The Main Line desirable to potential buyers.
- What sets you apart from other agents here? This question often is an introduction to their marketing program, which you will want to pay close attention to because it can mean the difference between selling your home in record time, or requiring price reductions.
- How many clients are you currenting representing? Everyone wants an in demand agent, but an agent who has too many listings will not be available to you and your needs.
- What’s your marketing plan for properties like mine? This is a qualifying question and also shows that they understand how to properly market homes like yours.
- How do you handle prep work and staging? If you are needing to sell your home fast, pay close attention to this question, because often there is neither time nor necessity to stage a home.
- How deep is your professional network if we need contractors? This is a useful question if you think your home needs some curb appeal prior to listing, such as paint refreshing and replacing broken fixtures.
- How often will we be in touch? I love this question because proper communication is a benchmark of being a great realtor. A realtor should have a process of regular check ins and market updates.
- Do you have any buyers / properties in mind already? Surprise! Many of us already have buyers for your property in our client list, making selling much more seamless.
- How much do you charge? This is a trick question. Realtors receive a commission. They should not answer this with a dollar amount, rather a percentage.
Lastly, ask your potential realtor for references. A realtor’s value is often best characterized by their references. You can search online, you can ask a realtor for references and you can ask about their recent sales.
