I am a listing agent on The Main Line PA. According to Zillow, the best time to list a home is the week of April 11, however, that is historically, and historically we have not seen a market so constricted on The Main Line in years. There are things you do need to consider though, when you are listing a home in July on The Main Line. First, many people are going to be going out of town and if you are one of those people, it might be a big advantage to have your home shown when you are not there. Do not forget to board the pets when you are away and the home is being shown, since they really detract from the desirability of a home. Second, be sure that your yard is in proper order. I know things are growing like, well weeds, and that is a big eyesore that should be addressed prior to listing. Third, it is so important not to list your home overpriced just because the market is hot on The Main Line. I know it is really tempting and you are probably getting mailers from realtors all the time telling you how they can get you way more for your home.
The real story is that homes are in fact from 20-30% appreciating, but overpricing your home and letting it sit on the market is not a good strategy. There are no people coming from the internet magically to pay 50% more than the market value of your home.
