The 80/20 rule means that 80% of the units must be occupied by someone who is 55 years old or older. the community leaves 20% wiggle room for those under 55 years old. So if you happen to have a younger spouse who is not 55 years old yet you can still move into many retirement communities. This does not fall under housing discrimination under the federal fair housing act. Age-restricted communities are protected by HOPA -housing for older persons Act. 62 years of age or older or 80% occupied units have individuals of 55 years old or above. So in simple terms if your spouse happens to pass away and you are not at 55 years old yet you would be able to remain in the premises due to the 80/20 rule.
