PREPARING YOUR LUXURY MAIN LINE HOME FOR SALE

PREPARING YOUR LUXURY MAIN LINE HOME FOR SALE in simple steps. Are you planning to sell your luxury home and want to start doing home prep? That’s fantastic because just knowing that even luxury sellers will benefit from doing some preparation puts you ahead of the competition.

But if you’re like most sellers, it can be challenging to figure out where to focus your attention, when preparing your home to sell. I’ve found that attracting buyers with some “wow factor” from the beginning, can help you sell your home more quickly and, if time and money is spent wisely, you can get a great return on investment.

Luxury Home Buyers are expecting something special.  So to put your best foot forward, identify what really makes your home stand out from the others.  Whether it is a spectacular view, amazing kitchen, outdoor entertaining spaces, or sought-after location, be sure to focus on making that feature irresistible.  For example, windows facing your breathtaking view should be clean, any glass with broken seals replaced, and outdated window coverings removed, to make it picture-perfect.  Your agent should take this a step further by concentrating marketing around this distinctive feature.

If your home is older and you haven’t updated because you don’t want to replace finishes that were high-end and expensive at the time of construction, you might want to re-consider.  The home will be the buyer’s “new” home and they are looking for “2021 amazing”, not outdated trends.  Hiring an interior designer to give recommendations and neutralizing your color pallet can go a long way, especially in the kitchen and master bath.  If done right, you can get a great ROI in these areas.

Anything tired and worn such as carpet, should be replaced.  And hardwood floors may need to be refinished and, if you really want to attract buyers, the hardwood floors can be extended through previously carpeted areas.  Your agent should have a list of trusted providers who can do this type of work for you.

A landscaping spruce-up to improve curb-appeal and of course, any deferred maintenance such as roof, exterior and systems, should be taken care of before you go to market.

Before you start any home prep projects, you should choose the agent who can best represent you in your luxury home sale and, together, prepare a detailed home prep plan.
