Main Line PA Top Seller Issues: Stucco and Septic

What are the top two things that you might want to look into before listing your home in our area of the Main Line? This is a hot topic and not always a pleasant one! However, if you live in a home that happens to be stucco or has a septic tank it’s important that you listen to this information. Stucco is a big-ticket item and there are many times that buyers do not want to move forward if there is a problem and it hasn’t been dealt with. If you feel you might have problems with your stucco it’s really important to know that stucco cannot be remediated in fixed in 30 to 45 days which is generally the time it takes for a transaction to close. It’s important to know that lenders will primarily not lend money on a house if there is a huge issue with stucco.  So if you feel that your house might have an issue with stucco it might be important to have further discussion about this and how to proceed moving forward.

Septic tanks are another big-ticket item that can cause a huge problem trying to sell your home if there are any issues with the septic. So this might be another item to consider looking into if you’re trying to sell your home. Mold and asbestos are two more items that you might want to consider fixing putting your home on the market. Water penetration in the basement can be another significant issue when trying to sell your home. Your HVAC system if it’s at the end of its life could be an issue when you’re trying to sell your home. Lastly, the age of your roof if it’s on its last legs you might want to consider replacing it.
