Luxury Listing Agent Questions to Ask with Top Agent Kimmy Rolph are the best questions to ask an agent, by an agent. Thinking of Selling your Luxury home on The Main Line PA? Before you hire an agent, find out these 5 questions you should ask your agent to save you thousands of dollars in equity!! Hi, I’m Kimmy Rolph with Berkshire Hathaway Fox and Roach and having worked with clients who buy and sell luxury homes, I know how different selling a luxury home is than selling a normal single family home, but many agents treat them the same. 

As seen in my book, The inside info on selling your house, it is imperative that you have your agent answer these 5 questions BEFORE you hire them:  

1. How do you showcase my home? Many agents, especially now, just put your home on the MLS with a sign in the yard and call it good. Your home is unique to this market. If you do that, you are missing the thousands who are relocating here from other states as well as the specialized buyers in the Main Line. You need an agent who uses drone, matterport 360, does a video tour of your home, AND takes professional pictures, not from their phone to ensure your home looks the best it can online. 

2. Where do you market my home? — Luxury properties aren’t just sold on the MLS. Once you have your advertising and marketing material completed, ask the agent HOW they market. 95% of buyers look online first, how are they capturing these people? How do they market online? Have them SHOW you statistics of their results online, not just tell you. If they can’t show you these numbers, look for a different agent! (show an example of online marketing numbers). Also, what type of marketing do they do to capture offline buyers as well? Here are some of the websites I use to market your home. ( need pic)

3. Are they local? Meaning, how well do they know the market? Are they familiar with schools, lifestyle, commute times, HOA and local restrictions? As a resident of the Main Line growing up in Gladwyne and now living in Wayne and who owns several homes here, I have lived here for 30 years and helped buyers and sellers like you. I know this market and I know how to sell your home! 

4. What is their Network to expose your home? A good real estate agent also involves who they know. Do they have a network of people locally and nationally? Have them SHOW you! I work with a coach who is in the top 1% of realtors nationwide. As a result, I have a network of agents nationally that I can market to. In addition, I work with several of the luxury home agents in the Main Line area so I can market to them as well. 

5. Find an agent who Knows the Market and Does their Homework. Let’s face it, there are A LOT of agents out there. But just because you know someone, doesn’t mean they are the best person for selling your home. Your home is unique. You need a to get the exposure to the masses. Your agent needs to know the market. What is selling, what is not, what do they know about your neighborhood?
