You can have an all cash offer but have a very long time frame for inspections to be completed. You could have a cash offer but you’re working with an experienced agent and they have been in contact many times with the buying agent and have a sense that the buyers are going to be very difficult and extremely picky with what they find wrong with the house and make this transaction extremely difficult. You can have a cash offer that the price is not very good or there lowballing you for your property which is definitely worth more than what they are willing to pay.
