I am an expert who specializes in Main Line PA 55+ communities and downsizing and for active adults looking for a peaceful and age-appropriate living environment, 55+ communities have become a great choice. These communities offer a range of amenities, social activities, and a sense of belonging among like-minded residents. However, before making the move to a 55+ community, it’s essential to be aware of the specific rules and regulations that govern these unique neighborhoods. Here are my top rules to know before moving into an age restricted living facility. 

First, Age Restriction. The primary rule in 55+ communities is the age restriction itself. Typically, at least one resident of the household must be 55 years of age or older to qualify for residency. 

Second, 80/20 Rule. Some 55+ communities have an 80/20 rule, which means that 80% of the homes must have at least one occupant who is 55 or older. The remaining 20% may be occupied by individuals younger than 55, as long as they meet certain criteria, such as being over a certain age or demonstrating a direct relationship with a qualifying resident.

Third, Guest Restrictions. While 55+ communities are open to guests and family members of all ages, there are usually limitations on the length of time guests can stay. The rules may restrict extended visits to a specific number of days per year to ensure the community remains primarily for older adults.

Fourth, Amenities and Activities. One of the major attractions of 55+ communities is the wide range of amenities and social activities available to residents. However, it’s essential to familiarize yourself with any rules related to the use of these facilities, such as pool hours, fitness center guidelines, and registration processes for events and classes.
