Inspections play a critical role in protecting your investment. A home inspection not only assesses the value of a home, it is a crucial step in the home buying process. Waiving an inspection is a huge risk that can represent a lot of money spent later if there are issues regarding plumbing, electric, the roof, or foundations of a home. If any of these have problems you are looking easily at tens of thousands of dollars.
But Kimmy you say, I need to buy a house, because my housing expenses are too unpredictable and mortgage rates are low, but I am burnt out by buying and bidding. I hear you. I have a lot of buyers who are young and this is their first home and they get discouraged by being outbid by offers that waive inspections and offer cash. My remedy might not be the most popular, but I recommend looking at the bottom of your budget and searching for homes below the amount you are preapproved for. Do not forgo the home inspection, but maybe have capital aside to be able to more effectively bid and get the house of your dreams for good terms. You should not forgo an inspection, unless it is on the authority of a really experienced realtor and you are aware of the risk associated.
